WA4Rent Rental Criteria - 2020

Identification - Applicant must provide current government issued photo identification, and valid Social Security card.

INCOME
Applicant MAY be denied for:
□    Lack of proof of income
□    Monthly household income:
Less than 2 times monthly rent for properties that include water-sewer-garbage
Less than 2.5 times the monthly rent for properties that do not include any utilities

CREDIT HISTORY
    Applicant MAY be denied for:
□    Unverifiable social security number
□    Credit score below 600
□    Open bankruptcy
□    Bankruptcy dismissed or discharged within the past 6 months
□    Judgment or collection for unpaid rent
□    Judgment or collection for damage to rental unit
            Medical disregarded      Student loans disregarded    
□    Tax lien    

CRIMINAL HISTORY
Applicant MAY be denied for any of the following reasons for a conviction, no contest or guilty plea: Completion of probation or parole shall constitute
the most recent date of the offense.
□    Drug related offenses (intent to deliver, delivery, sale or possession of a controlled substance, manufacturing)        
□    Sex crimes and/or crimes against a child    □    Murder
□    Manslaughter    □    Assault
□    Burglary    □    Registered or unregistered sex offender
□    Kidnapping    □    Forgery
□    Robbery    □    Malicious mischief
□    Vehicle prowling    □    Arson
□    More than one lifetime felony
        
EVICTION AND JUDGMENT
    Applicant MAY be denied for:
□    Eviction
□    Judgment or collection for unpaid rent
□    Judgment or collection for damage to rental unit

EMPLOYMENT HISTORY
    Applicant MAY be denied for:
□    Employment for less than one year with current employer. Self employed less than one year (must provide at least 3 months of
current bank statements)
□    Unverifiable employment    

RENTAL HISTORY
    Applicant MAY be denied for:
□    Unverifiable rental history
□    Less than one year of rental history
□    Unfulfilled lease obligation(s)
□    Current or past balance owing for deposit, rent, fees or damages
□    Eviction pending
□    Two or more late payments within a six month period
□    Two or more NSF checks in a six month period
□    Two  or more complaints in a six month period
□    Unauthorized pet(s)
□    Unauthorized occupant(s)
□    Damage to the unit or property
